Thinking about buying in Spain? Here are 7 brutally honest regrets real buyers shared with me and exactly how you can sidestep each one with clarity and confidence.

“I Didn’t Think It Through, I Just Wanted the Sunshine”

Let’s start with the classic.


A surprising number of buyers, intelligent, successful people, told me they fell in love with the Spanish lifestyle on holiday… and made permanent decisions with temporary emotions.


They bought a home based on how it felt during their two-week getaway in July. Fast forward to February, and the coastal town was a ghost village, their favourite restaurant shut, and their neighbours? Gone till spring.


Lesson: Fall in love with Spain, but date the area first. Visit in the off-season. Talk to locals. Understand what the place feels like year-round before marrying it with your money.

“We Didn’t Hire a Lawyer Our Agent Said It Wasn’t Needed”

This one still stings.


One buyer admitted they trusted the agent so much, they skipped hiring a lawyer altogether. The result? They discovered post-sale that the property had pending building infractions and an unresolved inheritance dispute.

Lesson: Always check the local rules on short-term lets, building by-laws, and what rental yields actually look like in your specific area. Emotion won’t fill the booking calendar strategy will.

“We Didn’t Think About Daily Life Just the Views”

Buyers shared how they chose breathtaking hillside homes… and then realised the nearest supermarket was a 25-minute drive. Or that the road to their villa became a mudslide when it rained.


One couple said they adored the views but dreaded the logistics. Especially after kids, weather, or health became factors.


Lesson: Don’t just think about aesthetics. Ask: “What will a normal Tuesday look like here?” The view is a bonus. Daily comfort is the real luxury.

This one’s personal.
