They tell you the what, not the why. They assume you already trust the process. But if you’re an international buyer, EU or not, this isn’t your backyard. This is a high-stakes chessboard with different rules.
So, here’s the full 12-stage breakdown. Not in agency-speak. But in real talk, clear, detailed, and designed to help you avoid the mistakes that cost time, money, and peace of mind.
Because buying a home should feel like an upgrade, not a gamble.
Step 1–3: The Clarity Phase Decide, Research, Reach Out
Step 1: Get crystal clear on your “why”
Before looking at villas, clarify your motivation. Retirement? Remote work? ROI? Family relocation? Each path changes your area shortlist, legal steps, and tax situation.
Step 2: Research where that “why” fits best
The Costa del Sol has over 20 micro-areas from Marbella's glam to Mijas Pueblo’s charm. Google helps, but you need an expert who’s walked them with clients like you.
Step 3: Reach out to a buyer-first agent (not just a seller rep)
The agent you choose shouldn’t just open doors; they should help you make sense of everything from taxes to timing. Ask how many international clients they’ve helped. Ask what mistakes they’ve seen buyers make.
If they dodge your questions, dodge them.
Step 4–6: The Pre-Buy Phase Finance, Visits & Shortlisting
Step 4: Know what you can really afford
Beyond property price, you’ll need 10 to 13% in fees, taxes, and legal costs. That €500K villa? Think closer to €565K all-in.
Step 5: Plan your visit with a buyer lens

Step 7–9: The Deal Phase Offer, Deposit & Due Diligence
